The Nauener Vorstadt is one of the most sought-after locations for high-end residential properties in Potsdam. The very attractive residential area developed on the former vineyards of the 18th century between Pfingstberg and Heiliger See. The names of Große and Kleine Weinmeisterstrasse still bear witness to the viticulture of that time. In the 19th and first half of the 20th century, detached villas and apartment buildings, some of them stately, were built from the city center, mainly for officers and higher officials. The result was a cohesive cityscape of high design quality, framed by extensive parks such as the Pfingstberg with the Belvedere Palace and, above all, the New Garden on Jungfernsee with Cecilienhof Palace and the Marble Palace on Heiliger See.
This structure still characterizes the district today. This is particularly the case in the broad Estorff estate, which is designed as a cul-de-sac, where prestigious country houses on large plots of land promise the prospective buyer dignified and peaceful living in a green setting.
The property is located within walking distance (max. 1 min) of the New Garden with Cecilienhof Palace and the "Holy Lake", which connects the two prominent residential areas of Potsdam. The "cultural center" of the Nauen suburb with the Fontane Archive (University of Potsdam), the Brandenburg Literature Office, the Leistikowstrasse memorial and meeting place and the Lepsiushaus, where regular events take place, is located approx. 650 meters away and close to each other on the Mirbachwäldchen. The Belvedere Pfingstberg, which is also a special highlight of Potsdam, is just a short distance away.
The development is very well connected, with the 603 bus to Platz der Einheit in the city center starting approx. 50 m away. The city center can be reached by bike in less than 10 minutes. There is a streetcar stop on Puschkinallee. The Volksparkcenter with REWE, DM, Bio-Company, MBS, Jet petrol station, ATU and an ALDI supermarket are approx. 1.3 km away on Nedlitzer Strasse (B 2), which leads to the city center and Spandau.
Nearby are the Leonardo da Vinci comprehensive school, the Protestant daycare center and elementary school Große Weinmeisterstrasse, the Königskinder daycare center in Höhenstrasse, the Fröbel daycare center Jungfernsee and the Rote Kaserne Ost elementary school.
The Meierei brewery restaurant with beer garden on Jungfernsee and the landing stage for the Weiße Flotte and the water cab are only about 100 meters away. The garden restaurant Kades, about 500 meters away, is also worth a visit and offers a very nice goose dinner during the Christmas season. Other high-quality restaurants that promise culinary highlights can be found in Potsdam's city center. In terms of culture, the famous Barberini Museum, the Nikolaisaal and the Hans-Otto-Theater offer a varied and high-quality program. Attractive excursion destinations in the wider Potsdam area include forests, lakes and several nature reserves, where you can switch off from everyday life in peace and quiet.
There is a highway connection to the A 115 between Berliner Ring and Wannsee via Nuthestraße, a multi-lane highway feeder road approx. 2.5 km away. From there it is approx. 30 minutes to Kurfürstendamm and approx. 45 minutes to BER.
